Almond Housing Association acts as Factor for 184 properties and provides a comprehensive Factoring Service.

Icon Repairs without textAlmond Housing Association is registered as a Property Factor on the Scottish Property Factor Register and acts as Factor for 184 properties in our main stock areas. Of these 137 receive a full repairs and maintenance service, and another 47 receive a landscaping service only.

Our Factoring Services

A Factor is appointed by the owners in a block of flats to look after the general management and administration of the block. On behalf of owners in our stock area we provide a comprehensive Factoring Service to ensure that the common parts of our buildings and developments are maintained to the highest possible standard.

Our services include

  • Routine repairs and day-to-day repairs
  • Major, urgent and unplanned repairs, such as roof replacements or the handling of rot outbreaks
  • Planned maintenance, including cyclical painting works and the replacement of roof or windows
  • Improvements and replacements of existing items or features

Being a Factored Owner

As a factored owner you are responsible for a share of the costs of the services provided to your building or common areas. When you own a flat in a block you also have a shared responsibility for the insurance of the building and for the general tidiness and repair of all common areas. Your responsibilites and legal liability are outlined in the Deed of Conditions, which you sign when you buy your flat.

We send out invoices quarterly, which will detail your share of the following charges where they apply:

  • Buildings insurance
  • Rechargeable common repairs
  • Cyclical maintenance
  • Stair cleaning charges
  • Environmental works
  • Stair lighting and close electricity charges
  • Major repairs
