Your Rights and Responsibilities
Using the property
- If you keep to your Tenancy Agreement, you have the right to live in the property.
- It must be your only or main home.
- You must notify us if you will be away for more than 28 days, or we will think you no longer live there.
- It must not be used for anything illegal.
- Do not damage the home or the area around it.
- Keep the home and any garden clean and tidy.
- You may keep one domestic pet. If you want to keep more, you need to ask our permission.
Ending your tenancy
- You must give 28 days notice to end your tenancy.
Rent and Service Charges
- Your rent and service charges are due monthly in advance.
- You can choose how you pay your rent.
- Do not fall behind with your rent – you may lose your home. If you have money problems, let us know so we can help.

Repairs
- Look after your home – you are responsible for the costs of repairs due to damage by you, anyone staying with or visiting you.
- Tell us when you need something repaired.
Being a ‘good neighbour’
- Do not cause your neighbours any problems by your behaviour or that of anyone living with or visiting you.

Changing the tenant or who lives in the property
- You have the right to ask us if you can:
- change from a single to a joint tenancy.
- assign the tenancy (pass it to someone living with you).
- exchange your home with another Almond tenant or the tenant of another landlord.
- take in a lodger or sub-let your home.
- You need our permission to do any of these things. Please speak to your Housing Officer.
- If anyone living with you leaves, or someone new comes to live with you, you should tell us.
- If you die, someone living with you may be able to inherit your tenancy if they meet some conditions – they should contact us.

- You can ask for information about your tenancy and our policies that affect you.

Using the property
- If you do not keep to your Tenancy Agreement, we may take legal action, and you may lose your home.
- If you leave your home without telling us, we can end your tenancy by legal notice.
Ending your tenancy
- We can charge rent for up to 28 days if you do not give notice.
Rent and Service Charges
- We will consult you if we propose increasing rent or service charges.
- We will give at least 4 weeks notice of any increases.
- We will do all we can to help you if you have money problems. We've created a video detailing how we can support you.
Repairs
- We will keep your home in good repair.
- We will complete most repairs within the target times. Find our more about our repairs service.
- If we miss a ‘Right to Repair’ target, you may be due compensation.
Being a ‘good neighbour’
- We will not discriminate against you in any way.
- We will take prompt action if you experience anti-social behaviour and cannot sort the problem yourself.
Changing the tenant or who lives in the property
- For most of these changes we will give you our decision in 28 days.
- We will explain clearly what you have to do before we can agree.
- If there are no problems with the request, we will normally agree.
- If we do not agree the first time, you can apply again if your circumstances change.
- We must make sure your home does not become overcrowded.
Keeping you informed
- We will give accurate information that is easy to understand.
- We will consult you on changes to policies that affect you directly.
