RAAC Remedial Works

Almond Housing Association have a total of 239 properties in our ownership where RAAC has been identified and remedial work is required.

Engineer surveys of all affected properties were undertaken towards the end of 2023/start of 2024 and tenants were advised of a potential issue at this time.RAAC Removal

In June 2025, we began to remove RAAC panels from affected homes. Following an inspection of the first properties to be worked on, we discovered the need to remove four panels instead of two in some of the townhouse type properties. This impacted our removal timescales, as additional work required additional time.

We have now completed the remedial work on 83 properties. A total of 20 of these properties required a full RAAC removal and the remaining 63 had a partial removal.

All tenants living in affected properties have been notified of the work required in their home and those awaiting RAAC remedial works have recently received a letter detailing current timescales. We are providing temporary accommodation for tenants while the work is carried out in their home. All works are due to be complete by the end of 2026.

Regular engineer inspections are still being undertaken on an annual basis, and these will continue unless the property has had a full RAAC removal.

Our Tenant Liaison Officers, Mandy and Laura, will be in contact with tenants several weeks before the works are due to commence in their home. Mandy and Laura will discuss the process, advise of specific dates that the work will be carried out and answer any questions.
